Project Story

This project involved a multi-phase Traffic Impact Study (TIS) to support the rezoning of the existing Ballantyne development, which included over 700,000 square feet of commercial space and 2,500 residential units. Given the scale of the development, the study went beyond a traditional TIS to incorporate multi-modal and Transportation Demand Management (TDM) strategies aimed at further reducing traffic impacts. The project required close collaboration with NCDOT, the City of Charlotte, and project stakeholders. The result was a comprehensive traffic strategy tailored to the scale and complexity of the Ballantyne development.

The Challenge

The sheer size and scale of the Ballantyne development made traffic mitigation a top priority for both NCDOT and the City of Charlotte. Creative solutions were necessary to minimize traffic impacts, including multi-modal strategies, TDM measures, ride sharing, and transit opportunities. Extensive coordination with NCDOT, the City of Charlotte, and stakeholders was required to determine the safest and most efficient access points. Commitments to connectivity, large-scale roadway widening, and intersection improvements added further complexity to the process.

DRG’s Role

DRG conducted a multi-phase Traffic Impact Study to support the rezoning of the Ballantyne development, analyzing impacts associated with over 700,000 square feet of commercial space and 2,500 residential units. Beyond the traditional TIS, DRG analyzed and recommended multi-modal and TDM strategies, including ride sharing and transit opportunities, to further reduce traffic impacts. The firm coordinated extensively with NCDOT, the City of Charlotte, and stakeholders to determine the safest and most efficient access solutions. DRG's recommendations included commitments to connectivity, large-scale roadway widening, and intersection improvements.

Design Impact

The multi-modal and TDM strategies developed by DRG offered a more sustainable, forward-thinking approach to traffic mitigation than a traditional TIS alone. The roadway widening, intersection improvements, and connectivity commitments recommended by DRG helped ensure the development's scale could be accommodated safely and efficiently. By incorporating ride sharing and transit opportunities into the strategy, DRG's work supported reduced vehicle dependency within the development. Overall, the study provided the City of Charlotte and NCDOT with a data-driven foundation for approving a rezoning of significant scale and complexity.
