Project Story

This portion of the Kingsley district was developed as part of a larger mixed-use plan with significant office and retail uses either planned or recently completed nearby. The project's goal was to extend and expand the developing walkable neighborhood node within the district. An existing spring-fed pond and degraded stream added a natural, environmental dimension to the site. The result was a project that blended the new neighborhood node with the site's existing and improved natural features.

The Challenge

Significant topography across the Kingsley site required detailed coordination among the architect, wall designers, roadway designers, geotechnical engineers, and the construction team. An existing pond occupied a portion of the site, and working with the wetland consultant, DRG discovered that the pond was spring fed, adding complexity to the site design. The degraded stream fed by that spring also needed to be addressed and ultimately rehabilitated as part of the project.

DRG’s Role

DRG coordinated closely with the architect, wall designers, roadway designers, geotechnical engineers, and construction team to navigate the site's significant topography. The firm worked with the wall designer to develop a wall system that addressed and conveyed the spring while creating a pool courtyard with views out to the surrounding forest. DRG also partnered with a stream consultant to rehabilitate the degraded stream fed by the spring, resulting in significant environmental regrowth on the project.

Design Impact

The wall system DRG developed transformed a site constraint into an amenity, conveying the spring while creating a pool courtyard framed by forest views. The stream rehabilitation effort led to significant environmental regrowth, improving the site's natural systems rather than simply mitigating them. Together, these design decisions allowed the project to extend the walkable Kingsley neighborhood node while enhancing, rather than erasing, the area's existing natural features.
