Project Story

An urban-infill multifamily community in Charlotte's South End, shaped by transit-oriented density goals, a constrained rail-corridor site, and a rezoning process that balanced neighborhood scale with walkable, mixed-use character.

The Challenge

The site sat directly along the LYNX Blue Line, where narrow frontage, existing utility easements, and steep grade changes limited the developable footprint. Achieving the target unit count meant carefully rethinking parking, access, and stormwater within a tight urban parcel.

Rezoning also required close coordination with the city and neighboring stakeholders to satisfy pedestrian, streetscape, and density standards while preserving the corridor's emerging character.

DRG’s Role

DRG provided land planning, civil engineering, and landscape architecture from entitlement through construction. The team developed grading and stormwater strategies that reclaimed usable area, and site layouts that connected residents to the adjacent rail trail.

DRG coordinated with the City of Charlotte and CATS on access along the corridor, including pedestrian connections and streetscape improvements designed to support safe, walkable movement around the community.

Design Impact

The final community leans into its transit-adjacent setting, giving residents direct access to the rail trail and the wider South End district. Amenities and open space were placed to create a connected sequence of gathering areas while preserving the walkable, urban feel that defines the neighborhood.
